What is your business model?
Our business model is based on providing property owners with a seamless cash transaction at a fair market price with no realtor commissions or closing costs. We then add value to the property we purchase through land improvements, entitlements or by solving land problems.
How will I receive payment for my property?
Timberdoodle always uses a third-party licensed Wisconsin title company, and you can receive payment in three weeks. Wisconsin title companies can provide both remote and in person closings. Funds will be distributed by the title company at time of closing. Licensed Wisconsin title companies process transactions to ensure that all legal and regulatory requirements are met. Timberdoodle pays for all title fees and closing costs.
What is the next step?
If you are interested in selling your property and would like a free land consultation, please contact Timberdoodle Land Company by phone call or text. Please provide the name of the county in which the property is located along with the owner’s name as it appears on the county tax assessment. We do our best to return all phone calls and text messages within a 24-hour period.
What the heck is timberdoodle??
A timberdoodle is a real-life bird that is plentiful in Wisconsin, it is commonly referred to as the American Woodcock. This super unique yet greatly unknown bird is nocturnal but can be seen on spring evenings throughout the state. The call of the timberdoodle can be heard March-June and be easily identified as a PEENT.
TIMBERDOODLE JOBS
Timberdoodle has part time and seasonal jobs. We are looking for individuals of high integrity who love the outdoors and take pride in a job well done.
LAND SCOUTS
We are looking for land scouts that have outdoor experience in Wisconsin. They will be responsible for monitoring trails cameras, operating drones and walking land parcels.
LAND IMPROVEMENT
We are looking for individuals who have experience with heavy equipment and creating wildlife habitat.
RENOVATIONS
We are looking for independent contractors who enjoy restoring cabins, 3 season cottages and farmhouses.

Timberdoodle Land Company strongly believes in Wisconsin conservation. We provide pro bono surveying, and no charge consulting services for those wishing to enroll land into a conservation easement.
